1 Home preparation advice is included.

2 Best price evaluation will be an on-going process that keeps you up to date on the market activity in the subject property neighborhood.

3 MLS listing is included and can incorporate a maximum of twenty property photos.

4 Property photographs will be taken by a Mattland representative and can be included in the MLS, property flyers, Internet web sites and advertising.

5 Internet exposure with photos will include but is not limited to: Realtor.com, HiCentral.com and Mattland.com.

6 Contract review and counter preparation is provided for the full term of the marketing agreement.

7 Provide contract deadlines with due dates and responsible parties. Premium Marketing Plans will also have a private web page to view progress of the closing transaction updated with each event.

8 Provide disclosure forms for the Seller to fill out and provide to the Buyer in accordance with Hawaii law.

9 Open escrow account with the contracted company and verify the Buyer deposit has been received.

10 Weekly scheduled phone update of the listing and the escrow.

11 Review final accounting (HUD) to ensure that your closing statement has been properly prepared and that you are not incorrectly charged for any of the contracted services. This service is available for the full term of the marketing contract.

12 Secure lock box will be provided on all properties with Seller approval.

13 Verified scheduled showings coordinated by Mattland ensuring that only licensed real estate agents in good standing have access to show your property at pre-determined times and dates.

14 Sunday open house is available on a case by case basis.

15 Escrow tracking report includes weekly follow-up with the Buyers agent and Lender on the status of the loan and appraisal. Survey and termite reports are also updated on this form.

16 Provide association document information for placing the order for the documents that need to be provided to the Buyer.

17 Premium internet placement on Mattland.com and Realtor.com as a feature property until the property is contracted and escrow is open.

18 On-line listing service reports walks you step by step through the marketing process keeping you up to date on new market activity and pending offers. Only available for the private web holders in the Premium and Gold marketing plans.

19 On-line escrow service reports walks you step by step through the escrow and closing process keeping you up to date on contract deadlines and contingencies. You will always have access to your transaction keeping you in charge of the closing team. Only available for the private web holders in the Premium and Gold marketing plans.

20 Premium sign box flyers individually prepared with additional photos and information.. Great for flyer boxes!

21 Gold photo newspaper advertising will be placed in weeks: 2, 4, 6, 8, 10. All ads will include a property photo.

22 Additional Target Marketing to brokers and agents in the area or price range that have been active in the past six months.

 

Terms and Conditions

 

The flat rate marketing plans and pricing have been designed for single unit residential resale property located on Oahu only.

1) Properties listed under $600,000 have a flat listing fee of $4,950. Properties listed at or above $600,000 will be charged a listing fee of 1% of the sale price.

2) Cooperating Broker and/or Dual Agent Fee Mattland Real Estate Services, LLC. requires a minimum 2.5% cooperating broker/dual agent fee be offered. If a broker or agent from Mattland Real Estate Services, LLC. facilitates or represents the buyer that purchases this property, the cooperating broker/dual agent fee is retained by Mattland Real Estate Services, LLC.

3) General Excise Tax will be charged on all Mattland Real Estate Services, LLC. listing and service fees at a rate of 4.712%.

4) Short Sales In the event of a short sale the total broker fee including the coop fee will be adjusted to 6% of the sale price.
