General Information

Property Taxes:

Tax- a) Resort Zoned - $12.40/$1000 of the assessed value, allows for weekly rentals for current income (1.24%)

b) Residential Zoned –Primary and/or second home $3.42/$1000 of the assessed value, need to apply to City & County of Honolulu to declare residential use (.342%)

Monthly Home Owners Association Estimates:

Approximately $1.00 per square foot/month, based on interior square footage

Two bedroom villas approx $1,200/mo, Three bedroom villas approx $1,500/mo

In order to secure a villa:

1. Contract Worksheet (attached) – This is an internal document for Centex that holds the villa off the market along with a Verification of Funds

2. Verification of Funds - If you are paying cash, we will be requiring a letter from a firm identifying that funds are available. Should you be securing a mortgage, we will require a pre-qualification letter from one of our approved lenders.

3. We can hold a villa off the market for 5 days before the signed contract and deposit of $50,000 are due. By Hawaii State Law, there is a 30 day rescission period. The developer will assign your closing date, approx. 30 to 45 days from contract date.

Beach Villas at Ko Olina are now preparing for our Developer Close-out Sale.

Timing is still excellent for your clients to consider owning their own beach front Villa! We are now accepting Priority Reservations for our Developer Close-out Sales Event tentatively scheduled for April/May of next year, with our goal being to sell out all remaining inventory! This equates to amazing values for our prospective owners, with the remaining Villas likely being reduced by as much as 30-45% off of the listed price (see list prices attached)! With a few exceptions, pricing will likely be starting in the low $800,000 range. Final prices will be announced as we near the event date.
